Concept and Pre-design
Pre-design is an information gathering phase that will be the foundation for the design phases to follow. The main goal during this phase is to understand the client’s needs and apply the appropriate design solution.
Sigma PM Consultancy works through project feasibility, site analysis, environmental studies, and regulatory pre-consultation to develop a client brief that establishes clear parameters for parties to agree on before design investment begins.
Schematic Design
The schematic design stage is where Sigma PM Consultancy develops the scheme from the client brief, site surveys, environmental conditions, and other data to anchor all subsequent decisions. This is where the shape of the project will begin to take form, where client reactions are observed and the design ideas refined according to feedback until an agreed upon design direction is achieved. This stage gives parties an agreed upon project concept before committing to the cost of detailed engineering.
Design Development
During design development, Sigma PM Consultancy takes the structural logic of the schematic design and resolves it into a fully coordinated engineering design. We confirm structural systems, specific materials, and work through all engineering details at this stage – such as mooring design, connection types, MEP, and finishes and amenities. These details go on to inform preliminary cost estimates and regulatory submissions.
Construction Documentation
At this stage, we turn design drawings into construction documents which contain all of the details and specifications necessary to communicate design intent for tender or direct construction. We show how the building components should be connected, specify all of the materials, finishes, and equipment to be installed, and coordinate our drawings with other consultants’ drawings (if applicable).
This phase often requires the most time, which we find surprises clients because the design seems complete after the design development stage. However, this is a critical step in the process for clients to successfully and accurately execute their design, and the last opportunity to make small changes if necessary.
Project Management
Project management at Sigma PM Consultancy covers the full construction delivery phase — from procurement strategy and contractor selection through programme management, cost reporting, and stakeholder coordination to handover. As the client’s representative, we coordinate between the main contractor, specialist subcontractors, and the design team, maintaining a single point of accountability across all parties throughout construction.
Construction Site Supervision
Construction site supervision is an independent verification service that confirms marine works are built in accordance with the approved design and specification. Sigma PM Consultancy places an engineer on site to conduct inspections at key construction stages, assess conformance, and manage design queries directly with the design team.
The supervision record provides the client with a documented audit trail of construction quality from the first day on site through to practical completion. Clients can feel confident that works are progressing according to the approved design, with problems resolved during construction rather than discovered at handover.
